INSPECTIONS

Ensure all of your horizons are bright

Real estate is an investment that helps secure the future, I think everyone will agree.  Regardless of the form that a dwelling takes, there will always be a need to maintain the property in order to protect the safety of loved ones as well as your investment.  It's natural over time for general wear to necessitate the replacement of things like appliances, HVAC systems, electrical wiring, plumbing and other common features, such as foundations, roofing, windows, walkway/driveway resurfacing, etc.

Not all of the wear on a property can easily be seen, or recognized.  This is where a Home Inspector can help assure you that a dream property is all that it seems.  This person verifies that you are getting what you percieve yourself to be getting, by reducing the possibility of surprises after closing on a deal.

Property Inspections

  • Acquire a service that abides by the Home Inspectors Associations of BC (HIABC) standards.
  • Be sure that your Home Inspector is licensed by Consumer Protection British Columbia (CPBC)
  • Confirm that the form of the property certification will be suitable for your needs
  • Seek reviews and testament of the quality of past home inspections provided by a potential service.

FINANCING

Stability, mortgageS AND PURCHASING OPTIONS

Large investments often necessitate taking advantage of services offered by lending institutions.  Taking on a loan over an extended period of time with set adjustment durations agreed to that allow interest rates to be assessed in accordance with changing circumstances and economic conditions is referred to as a mortgage.

While not all financing options rely upon borrowing significant percentages of a properties value, it has become the most common route taken for property purchases.

Government incentives are often available to assist new home buyers, and those making there first property purchase.   The Canadian Mortgage and Housing Corporation (CMHC) is the federally endorsed organization in charge of disseminating information regarding lending and borrowing for real estate in Canada.

FINANCING YOUR NEXT HOME

  • Discuss the types of mortgages, and purchase options available to you.
  • Seek pre-approval for a mortgage, and be cognizant of any tax credits, and closing fees.
  • Select a knowledgeable Real Estate Agent to help inform and represent your interests.
  • Seek verification of the quality of your property selection from a qualified inspector.
